Long Islander's insatiable housing demand has The Beechwood Organization on track for a record 2005 after a slower 2004 than the previous year. Its latest fortune should only improve, promises director of sales and marketing Joyce Skarka.

The Jericho homebuilder just embarked on its most ambitious project: the 720-unit Meadowbrook Pointe Athletic Club & Spa, an upscale blend of townhouses, condos and villas that will command well into the hundreds of thousands of dollars each.

The company knows Long Island's most precious resource is land. So it works with landowners and local governments to acquire and rezone parcels. "We're set up with a land bank for the next several years," Skarka said.

Beechwood is also honing its niche to include over 55 housing. About 1,100 units should hit the market
by 2006.

"Active adult seems to be where you should be right now."
