Mastic Beach Redevelopment Project Update:
On December 17, 20024, the Town of Brookhaven Town Board adopted a Positive Declaration requiring the preparation of a Draft Generic Environmental Impact Statement (GEIS) for the proposed Neighborhood Road Revitalization Area Land Use Plan.
A Draft GEIS was completed and accepted by the Town Board and a public hearing was held on August 28, 2025. The comment period was closed on September 29, 2025.
The Town is currently drafting the Final Environmental Impact Statement (FEIS) incorporating the responses to the public comments received and anticipates completion by the end of January, 2026.
Review by the Town Board to issue a Findings Statement and the adoption of the Urban Renewal Plan, the Land Use Plan and the new Zoning Code is anticipated in March, 2026.
Construction of the Infrastructure is anticipated to begin Summer, 2026; construction of Phase 1 to begin shortly thereafter.
