The Brookhaven Town Board adopted the Final Generic Environmental Impact Statement (Final GEIS) for the Neighborhood Road Revitalization Area (NRRA) on January 29th 2026. This is the second-to-last step in the environmental review process for Mastic Beach’s community-based planning initiative. The Final GEIS, which includes an updated Traffic Impact Study, provides detailed responses to all comments that were received during the public review of the July 2025 Draft GEIS, including statements made at the Town Board hearing on August 28 and any correspondence received through the end of the comment period on September 29. The Final GEIS are available for review on the Town web site, with paper copies at Town Hall, and in the Mastics-Moriches-Shirley Community Library Main Library and Mastic Beach Satellite Branch.
The last step in the environmental review process will be the adoption of a Findings Statement, which is expected to occur in March. The Findings Statement will summarize the information in the Draft and Final GEIS and, based on that information, will present the Town Board’s conclusions regarding the impacts and benefits of the proposed revitalization of the NRRA. Adoption of the Findings Statement will allow the Board to proceed with the proposed amendments to the Town Zoning Code and Zoning Map for the NRRA, and adoption of the associated Urban Renewal Plan and Land Use Plan. After that, redevelopment in the NRRA can proceed, commencing with the first of five planned phases which is expected to break ground this summer. Phases 2 through 5 will follow, likely within 18-month intervals, and are projected to be completed within eight years.
