The Beechwood Organization will cut the ribbon Saturday on the new 10,000-square-foot clubhouse at its Yaphank condominium community called Country Pointe Preserve.
The new development will bring 152 condos to a 55-acre site adjacent to Beechwood’s 400-home Country Pointe Meadows at The Boulevard. The condos at Country Pointe Preserve are primarily for buyers aged 55 and over, along with 30 non-age-restricted homes.
Starting at $750,000 for villas and $875,000 to $1.1 million for townhomes, Country Pointe Preserve features two- to three-bedrooms with two- to two-and-one-half-baths residences ranging from 1,114 square feet to 2,389 square feet. Floorplans incorporate vaulted ceilings, fireplaces, first floor primary master bedrooms and private patios.

The community’s new clubhouse features a fitness center, yoga room, golf simulator room, billiard room, card room plus a bar and lounge. It also includes Long Island’s first indoor/outdoor pickleball pavilion at a multifamily development. Outdoor amenities at the clubhouse include a swimming pool, sundeck, firepits, grilling area and infrared sauna.
“Our clubhouses are one of the most desirable amenities of our active adult lifestyle communities,” Steven Dubb, Beechwood principal and president, said in a written statement. “We’ve taken it a step further at Country Pointe Preserve with the first indoor/outdoor pickleball pavilion at a community on Long Island. We wanted to meet growing demand among seniors for this popular racquet ball sport.”
The developers say over half of the 152 homes at Country Pointe Preserve have been sold, with about a dozen already completed.
“Our buyers enjoy that their brand new homes in Suffolk County come with high-style amenities but also low taxes,” Dubb said. “We see Long Islanders coming west from the South and North Forks, and east from Nassau County. They like being less than an hour’s drive from friends and family and a short drive to ocean beaches and vineyards.”
Both Country Pointe communities represent the for-sale home portion of The Boulevard, the master planned community developed by Rose-Breslin Associates on the former 322-acre site of Yaphank’s Parr Meadows Racetrack at the northwest corner of William Floyd Parkway and the Long Island Expressway. The project has brought 535 rental apartments, a 146-key Home2 Suites by Hilton hotel and a two-building Chelsea Senior Living complex with an 86,744-square-foot, 77-bed assisted living and memory care building and an 11,066-square-foot, 39-bed independent living facility. The still-growing 300,000-square-foot Shoppes at The Boulevard is anchored by a 197,000-square-foot Walmart Supercenter.
“We continue to be excited to be a part of The Boulevard and to breathe new life into this legacy development which aligns with our own principles of thoughtful land planning and design,” Michael Dubb, Beechwood founder and chief executive, said in the statement.
