The Beechwood Organization — a home builder on Long Island, New York — has started construction on what company officials say will be a new condominium high-rise that offers homebuyers an unobstructed ocean view.
Once completed, the Lighthouse Beach Sixty-Seventh will be a 12-story, 82-unit development built on a 2.5-acre lot in Arverne. The development will feature studio, one-bedroom, two-bedroom and three-bedroom homes ranging from 515 square feet to 1,737 square feet. The units will cost between $645,000 and $3.75 million, Beechwood said.
Company officials also said they began selling units in the development last week and expect the first buyers to move in the fall of 2028. The condo building is to be part of Arverne by the Sea — a 120-acre master planned community in Rockaway Beach.

Generations ago, Arverne was a seasonal beach area populated by mostly small bungalows. These days, the neighborhood has more rental buildings and condo towers in its housing stock. The neighborhood sits on a slender peninsula — known locally as the Rockaways — with Jamaica Bay to the north and the Atlantic Ocean directly south.
The master-planned community has its merits, but for decades, the area has been missing a specific type of “resort-style” housing, Beechwood President Steven Dubb said.
‘Sought-after’ community also offers townhouses, rentals
“Since we started in 2002, Arverne has become one of the most sought-after communities to live in the Rockaways. Yet what has been missing is a condominium building with a ton of amenities so homeowners can enjoy where and how they live without having to worry about maintaining a home.”
Units inside the forthcoming building will feature floor-to-ceiling windows and private balconies or terraces so residents and their guests can view the ocean. Amenities inside the building will include a pool, fitness center, children’s game room, co-working spaces and outdoor bar and grilling areas. The property will also have 4,000 square feet of retail space and 90 parking spots.
Beechwood is building its 109,000-square-foot property with Ismael Leyva Architects. Beechwood and the architects also built and designed the Selby — a 237-unit apartment on Long Island in Westbury.

Construction is underway at a time when home prices in the Arverne area have jumped. The average price for one- to three-bedroom homes in Southeast Queens hit $814,254 in the first quarter of 2026, a 2% increase year over year, according to a market report from brokerage Brown Harris Stevens. Boroughwide, Queens saw its average home price for a one-to-three-bedroom property climb 4% to $1.03 million, the brokerage report found.
