For most people, “the Hamptons” means a sprawling estate or a weekend rental. But a growing number of buyers want something in between: a brand-new home, in a walkable village, with the upkeep handled and neighbors close by. That kind of home is hard to find out East. Here’s what we’ve learned from building them, and what to look for if you want one.
Beechwood’s Hamptons Communities at a Glance
| Community | Village | Year | Homes | Home type | Highlights |
|---|---|---|---|---|---|
| Country Pointe Estates | Westhampton Beach | Recent (sold out 2026) | 22 | Single-family, 2,641–3,987 sq ft | Pool and full basement in every home; village beach access |
| Oneck Landing | Westhampton Beach | 2023 | 4 | Shingle-style single-family homes | Bay views in the Village of Westhampton Beach |
| The Latch | Southampton Village | 2022 | 19 | Condominium homes: restored historic residences, villas, townhomes | Stanford White landmark; sold out within a year; NAHB Platinum Award for Historic Preservation |
| Bishops Grant | Southampton Village | 2016 | 4 | 7-bedroom single-family, 1-acre sites | Pools, pergolas, finished lower levels; from $4.5M |
| Bishops Pond + The Enclave | Southampton Village | 2013–2015 | 79 | Townhomes and villas | Clubhouse, fitness, tennis, pool, concierge |

Bishops Pond: Proving the Demand (Southampton Village)
Bishops Pond was our first Hamptons community. It began selling in 2013 and became the fastest-selling luxury lifestyle community in the Hamptons. Sixty-nine townhomes and villas surround a pond, with ten more added in 2015 as The Enclave at Bishops Pond.

The lesson: second-home buyers wanted Hamptons quality without Hamptons upkeep. A private clubhouse, fitness center, tennis, pool and concierge service gave them a resort lifestyle a short walk from Southampton Village. The community earned three National Association of Home Builders awards in 2015, including Best Attached Community of the Year.

Bishops Grant: The Same Quality, More Space (Southampton Village)
Some buyers loved Bishops Pond but wanted a full house and yard. Bishops Grant answered that in 2016 with four shingle-style homes on a private lane off North Main Street. The land was part of the Bishop family’s original 1678 land grant. Each home has seven bedrooms, a pool and a finished lower level on about an acre.

The Latch: Preserving a Landmark (Southampton Village)
On Hill Street, we restored the historic Latch, designed by Stanford White around the turn of the 20th century, along with the adjacent Terry Cottage. New villas and townhomes were tucked behind them, with a clubhouse, fitness center and pool. The Latch sold out within a year and won national and regional awards for historic preservation and smart growth.

Oneck Landing and Country Pointe Estates: Westhampton Beach
Westhampton Beach offers a more relaxed pace and is about 90 minutes from Manhattan. Oneck Landing, started in 2022 and completed in 2023, brought four single-family homes to the village, including a classic shingle-style home on roughly an acre with wide bay views. Country Pointe Estates brought 22 single-family homes to the Village of Westhampton Beach, each with a pool and full basement. Residents enjoy village beach access to Rogers and Lashley Beaches and a short trip to the village, golf and vineyards.
Why New Hamptons Communities Are So Rare
Hamptons towns and villages strictly regulate new development, so large parcels that can be approved for a planned community seldom come up. When one does, approvals can take years. That scarcity is why well-located communities tend to sell out fast, and why buyers who want one should get on interest lists early rather than wait for listings to appear.
Townhome, Enclave or Estate: Three Ways to Own in the Hamptons
| Townhome / villa community | Single-family enclave | Standalone estate | |
|---|---|---|---|
| Best for | Weekenders who want zero upkeep | Families who want a yard with neighbors nearby | Buyers who want maximum privacy and land |
| Maintenance | Landscaping, snow and common areas typically handled | Varies by HOA; often shared services | Owner manages everything |
| Amenities | Shared clubhouse, pool, fitness | Private pool; some shared services | Whatever you build |

Year-Round or Second Home?
Both work, and the right village depends on how you’ll use the house. Southampton Village puts shops, restaurants and Southampton Hospital close by, which suits year-round living. Westhampton Beach is the closest of the Hamptons villages to New York City, which makes frequent weekend trips easier. In both, village residency can bring access to resident beaches, a perk worth asking about before you buy.

What to Look For in a Hamptons Community
- Walkability to the village. Being able to walk or bike to Main Street is a daily-life upgrade and supports resale.
- What “maintenance-free” really covers. Ask exactly which services the HOA handles: lawns, snow, pools, exterior repairs.
- Beach access. Village resident beach permits vary; confirm what your address qualifies for.
- Construction quality and finishes. Pools, full basements and customizable finishes add lasting value.
- The builder’s track record. Look for a builder who has delivered and sold out communities in the same area.
Frequently Asked Questions
Are there new construction communities in the Hamptons? Yes, but very few. Zoning limits mean only a handful of planned communities are approved, and they often sell out within a year or two. Beechwood has built five, in Southampton Village and Westhampton Beach.
How far is Westhampton Beach from New York City? About 90 minutes from Manhattan, which makes it one of the most accessible Hamptons villages for weekend and year-round owners.
Do Hamptons communities include amenities? Many do. Bishops Pond offered a clubhouse, fitness center, tennis, pool and concierge services. Country Pointe Estates included a private pool and full basement with every home.
Is a townhome or a single-family home better in the Hamptons? It depends on how you’ll use it. Townhomes suit buyers who want low upkeep and shared amenities. Single-family homes suit those who want more space, a private pool and a yard.
Are Beechwood’s Hamptons communities still available? Beechwood’s Southampton and Westhampton Beach communities have sold out, but homes are available now at Beechwood at The Waterways in Moriches. This gated 55+ community on Moriches Bay is minutes from Hamptons beaches, shopping and golf, and includes a private marina, clubhouse, waterfront pool, and tennis and bocce courts.
