Pre-Construction Sales Start at The Beechwood Organization’s New Southampton Condo Community

The Beechwood Organization has begun pre-construction sales at its newest condominium community in Southampton.

The condos, which range in price from $1.75 million to $5 million, are being built on the former site of the Village Latch Inn at 101 Hill St. in Southampton Village.

Jericho-based Beechwood purchased the 5.24-acre property for $23 million in 2016 and operated a seasonal pop-up inn on the property from 2017 to 2019.

The largest home at The Latch is the restored Terry Cottage, which is available pre-construction for $5 million. It is 4,792 square feet with 5-bedrooms, 5.5-baths plus the option of a finished basement for two additional bedrooms and includes a two-car garage.

Fifteen townhomes, two of which are in the restored Latch building, are priced from $3.2 million. They range from 2,763 to 3,168 square feet on two levels with 3-bedrooms and 3.5 baths, including a ground-floor master bedroom suite, plus a basement and garage.

Four villa residences, starting at $1.75 million for a ground-floor unit and $2.4 million for an upper unit, range from 1,434 to 1,991 square feet with 2 to 3 bedrooms and 2 to 3 baths. Ground-floor villas include basements. Upper floor villas include elevator access. Each residence has its own garage and driveway.

Amenities include a clubhouse with fitness center and outdoor pool.

Originally the grand annex to Southampton’s Irving Hotel in the early 1900s, the Village Latch Inn property consisted of a main hotel building with 25 guest rooms and six smaller buildings that had 42 additional rooms.

Beechwood is restoring the exteriors of the structures under the guidance of Hamptons architects James McMullan of Fleetwood & McMullan and Jason Poremba of Jason Thomas Architect.

“What we’re doing at The Latch is very special,” Steven Dubb, Beechwood principal, said in the statement. “We believe the new homes, including ones being preserved in historic structures, will be found by their new owners, neighbors and the village to be deserving of their Hill Street location.”

First occupancy at The Latch Southampton is expected to begin in spring 2021.
