Construction has recently begun and sales are now underway for the 82 housing units at the upcoming luxury condominium The Lighthouse Beach Sixty-Seventh at 141 Beach 67th St. in Arverne.
The Lighthouse Beach Sixty-Seventh is being developed by the Beechwood Organization, which announced the start of construction on Thursday, June 18. The 12-story tower was designed by Ismael Leyva Architects.
Housing units will range from studios to three-bedroom units and span anywhere between 515 and 1,737 square feet. Pricing for the units ranges from $645,000 to $3.75 million. Anticipated first occupancy is on track for the fall of 2028.
The Lighthouse Beach Sixty-Seventh will be positioned along the shoreline within the Arverne by the Sea master-planned community.
“We set out to create homes that feel truly connected to the ocean they rise above while introducing a level of lifestyle and amenities that have not previously existed in the Rockaways,” Beechwood Organization Principal and President Steven Dubb said.
Housing units have been designed to maximize ocean views. These homes will also have floor-to-ceiling windows and private balconies or outdoor terraces.
Amenities on the property available to residents include an elevated beachfront pool and sundeck, a fitness center, a lounge, a game room, a children’s game room, co-working spaces, conference rooms, outdoor bar and barbecue areas, a 24-hour attended lobby and concierge service, bicycle and surfboard storage and on-site parking.
The building will span 89,000 square feet. The development it is being built on, which covers 109,000 square feet, will also have 4,000 square feet of retail space and 90 parking spaces.

This building marks the second collaboration between the Beechwood Organization and Ismael Leyva Architects. They had previously worked together to build The Selby in Westbury, a 237-unit luxury apartment hotel overlooking Eisenhower Park.

The Beach 67th Street and Beach 60th Street subway stations are within close proximity to the property, providing service for the A train. There are also bus stops in the area for the Q22, Q52+, QM15 and QM17 lines.
