Beechwood bringing flexible flavor to former TGI Friday’s

Developer planning 90-unit condo-hotel in Westbury

Michael Dubb wants snowbirds to get a load of what he has planned for the former home of Loaded Potato Skins.

The Beechwood Organization is planning a 90-unit project at 829 Merrick Avenue in Westbury on Long Island, Newsday reported. The site formerly housed a TGI Friday’s, which closed in 2024 and was sold to Beechwood for more than $12.7 million last year.

The luxury project is a unique one, especially for Long Island. Beechwood will build 90 condominium units, ranging from one- and three-bedroom units, all of which can be rented out by residents when they aren’t living there, à la a hotel. The development will be 160,000 square feet.

The project will feature amenities such as a swimming pool, a gym, a library, a card room, a club room and concierge services. The developer would manage upkeep of the homes when owners aren’t present and rental logistics. Condo owners would be under no obligation to rent out their homes if they don’t wish to.

Dubb said the project would target “empty nesters who no longer need or want to live in single-family homes and are more mobile than empty nesters of the past.” He expects most of the buyers to be baby boomers and hasn’t revealed either the cost of the development or a price for the units.

First, Dubb needs the property to get the OK. Beechwood submitted building plans to the Town of Hempstead, but awaits a decision.

Comparisons for the project include Montauk Manor in the Hamptons and another Beechwood project, the Adelphi Hotel and Residences in Saratoga Springs. The latter, a 79-unit development completed last year, is already sold out.

Dubb’s proposed project is down the road from The Selby, a $125 million development Beechwood completed four years ago that includes 210 apartments and 27 hotel rooms. It’s also on the same street where Beechwood is leasing space to The Farm Italy Restaurant.

Beechwood is also pursuing Country Pointe Estates at Kings Park, proposing 288 units after previously shooting for 391. The $220 million project will include a mix of single-family homes, townhomes and villas, including 29 units set aside for affordable housing.
