SARATOGA SPRINGS, N.Y. (NEWS10) — The famous Adelphi Hotel in Saratoga Springs celebrated its grand reopening on Wednesday.
The historic building in the heart of downtown Saratoga underwent a $90 million expansion and renovation project.
Upgrades include improvements to the lobby, ballroom, and guest rooms. The hotel also added 79 new luxury condominium residences.

SARATOGA SPRINGS — If you ask Larry Roth what his favorite spot in the Adelphi Hotel is, he’ll tell you he doesn’t really have one.
Not because there isn’t one, but because there’s too many parts of it he loves. But he does have a favorite thing he likes to do when he’s in town — chat with people staying at the hotel.
“When I come here, I normally sit in the lobby, and I just start conversing with our guests and people that just come in from outside to sit down to get a drink and it’s just fun listening to them talking about the hotel,” he said.
Roth has been working to redevelop the almost 150-year-old hotel for 12 years, originally going in on the project with different partners until he realized his dream was to add in the Rip Van Dam Hotel to the project too. He bought out those partners and instead brought on Long Island real estate developer and frequent Saratoga Springs visitor Michael Dubb.
In the midst of their reopening celebration Wednesday morning, Dubb said his favorite spot is the valet stand.
“I love seeing people coming to the hotel and seeing them when they’re leaving the hotel and the valet stand is that spot and the valet guys are great guys,” he said. “They have their hands on the pulse of everything.”
A valet service is just one of the many amenities offered at the hotel. The space also features such as a gym, salon, spa, game room, social lounge, ballroom, outdoor courtyard and executive offices.
The project took the hotel from 32 to 65 guest rooms and also included 79 luxury condos, of which both Roth and Dubb own spaces.
Farm to table restaurant Salt & Char is showcased in the space, along with the hotel’s restaurant lounge Morrissey’s and a sushi bar.
The hotel also includes a Starbucks and space for Saratoga Candy Co.
An important part of the project for the two men was to keep the history of the structure while providing updated amenities.
“We tried to keep as much of the history as we could,” Roth said.
That can be seen in the facade of the hotels, the staircase you see upon walking into the historic building and the windows, which Dubb said they had to go through preservation organizations to ensure they were complying with preservation regulations. The men used Bonacio Construction for the project.
The historic feel is also seen in the interior choices the duo made, from flooring to fixtures and furniture style.
“So we’ve modernized the hotel, but with the same look from the 1870s when it was built,” Roth said.
And the Adelphi name not only keeps with the history of the building but the meaning of Adelphi – brothers– is symbolic of the relationship the two men have grown over the years.
“We have never had a disagreement,” Dubb said.
The two met through mutual friends before becoming partners. But before they really knew each other their paths crossed at the track when Dubb presented Roth with a trophy at the winners circle of Saratoga Race Course.
Both men have been in the horse racing industry for years.
That relationship to the track is also featured prominently in the development of the hotel, starting with the two jockeys that meet hotel guests as they enter the building. But it also inspired horse names for Dubb, who recalled naming one horse Scheduling Dude, after the person who scheduled their many project meetings. Schedule Dude is set to run Thursday at the track. The horse is a 10-1 longshot in the 7th. The post time is 4:28 p.m.
Part of the reason the men get along so well and said they found great success in the redevelopment of the hotel is that they both had the same vision.
“The criteria for most builders are the three things that are most important to them is price, price, price,” Dubb said. “My philosophy when building is the first thing that matters is quality, the second thing that matters is reliability, and then at the bottom is price. Those other two things are much more important.”
Roth said while likely not attainable they strive for perfection at the hotel.
“This renovation truly is guest centric and that’s because of our owners,” said David Hayes, the hotel’s managing director. “The attention to detail here, everything that we get to provide for our guests is just truly a privilege. I’m humbled and honored to be part of this, and it doesn’t only start with the building, but it’s the people in here too. I mean, we have a great staff, from our valet to our front desk to our housekeepers to my executive team.”
The Adelphi has received a Michelin Key, which signifies the hotel’s excellence in hospitality.
It’s that attention to detail that speaks to Roth’s and Dubb’s goal with the hotel.
“I realize the importance of this structure because this is the last throwback to what Saratoga was in the turn of the century, not this century, but the 1800s and 1900s and this has really got to be preserved,” Dubb said. “I’m sure you know the history of Saratoga, the 1000 room hotels that we hear about, the verandas and everything else and truthfully, I imagine, and it’s my desire for Larry and I to be part of the story that’s being told about Saratoga 100 years from now.”

The University of North Carolina head coach showed Hudson the meaning of his millions by splurging $5,000 for a private jet to the event at the 148-year-old Adelphi Hotel.
And noted horse race fan Belichick made sure they were in Saratoga just in time for Thursday’s first day of racing at the July 4th Festival.
The couple, who have a 49-year age gap, had been hunkering down at the six-time Super Bowl winner’s luxury compound on Nantucket since returning to the exclusive enclave off the Massachusetts coast.
The May-December couple showed they have very different ideas of how to dress for a private flight. Jordon, 24, was glammed up in a floral tea dress, clutching a white boater with a light blue bow, while the 73-year-old North Carolina football coach schlumped around in a university sweat shirt, jeans, untied sneakers and a baseball cap
They boarded a NetJets-owned Cessna Citation Latitude jet at Nantucket airport on Wednesday afternoon. They landed in Saratoga 45 minutes later.
The duo were all smiles as they headed off with Hudson smiling demurely at their pilot greeting them.
Brunette beauty Hudson donned a vintage tea dress adorned with roses and paired it with a green bag with gold detailing and kitten heels.
She drove the former New England Patriots coach to the island’s airport, smiling sweetly and pushing her sunglasses atop her head as her beau shook hands with airport staff.
Belichick pulled a small suitcase with his college team’s logo emblazoned on the front to the private terminal, along with a large tote bag covered in lobsters.

Adelphi Hotel Celebrates Grand Re-Opening After $90 Million in Renovations
Following five and a half years of hard work and dedication, the Adelphi Hotel recently celebrated its grand reopening, marking the culmination of its $90 million renovation of the hotel.
Friends and family, those who worked on the project, as well as members of the community, recently came out to celebrate the massive additions and renovations to the space.
“Since envisioning the transformation of The Adelphi Hotel, Larry (Roth) and I could not be prouder of this new chapter for this historic property,” Michael Dubb, project developer, founder and CEO of The Beechwood Organization, and co-owner of The Adelphi Hotel, said via statement. “We welcome local officials and members of the community to see what we’ve created at the corner of Broadway and Washington Street, both inside and out. “We hope that this landmark property continues to be a cornerstone of the time-honored and vibrant identity of Saratoga Springs for generations come.”
The project included almost doubling the number of accommodations the Adelphi Adelphi could provide, taking it from 32 to 65 guest rooms, as well as a larger and redesigned lobby, a new ballroom that doubled its size to accommodate 225 guests, upgrades to outdoor gathering space, and creation of 79 condominium residences — which the hotel celebrated the completion of last summer.
There were also extensive upgrades to restaurants, including The Adelphi’s farm-to-table steakhouse, Salt & Char, which underwent significant renovations, including enhancements to its state-of-the-art kitchen, which will will now be shared with the hotel’s restaurant lounge, Morrissey’s.

Renovations also included the opening of a brand-new luxury spa fitness center, designed to provide easy accessibility for hotel guests in mind, which includes personalized spa services such as massages, facials and body treatments, both treatments, alongside a fully equipped fitness center that caters to casual and dedicated wellness enthusiasts.
Something that businessman and co-owner of The Adelphi Hotel, Larry Roth noted was how excited both he and Dubb were to see this project reach fruition, noting that it was a true labor of love and something the duo feels feels proud to have completed.
“The people in this room really don’t understand the satisfaction that both Mike and I have today. From a vision in 2019 to reality in 2025, five and a half years, and in those five and a half years we went through a lot of obstacles – COVID in 2020 which created a lot of issues and then past couple years, the inflation rate and the interest rates, which has caused us to pay a lot more for the construction,” Roth noted.
“This renovation and expansion signifies and cements our place alongside Saratoga Springs’ rich history of racing, wellness, entertainment, and excellence. Saratoga is no longer just a summer destination. The investment in our transformation and creation of The Residences at The Adelphi Hotel proves proves that.”
Another one of the many people at the ceremony celebrating accomplishment for the Adelphi was Spa City’s mayor, John Safford, who acknowledged the hard work put in by Roth and Dubb.
“The mayor’s office is responsible for the building departments and their (Roth and Dubb’s) willingness to jump through the hoops that it takes to do this kind of a project — which because of its uniqueness of rooms and condos, was a very unique kind of concept and a challenge for many of us.” Safford said. “But, they were willing to stick with it, they incredibly willing to make it happen, and that is what makes our city so incredibly wonderful.
“This is a great city, and I’m so happy to have Larry and Michael as constituents and residents here in this beautiful historic facility.”
