The Latch | Southampton Village

The Latch sold out within a year and received prestigious awards from the National Association of Home Builders — the Gold Award for Under 100 Single Family Units and the Platinum Award for Historic Preservation — as well as the Vision Long Island Smart Growth Award and Long Island Business News Architecture & Real Estate Award for Historic Redevelopment. Located on Hill Street in Southampton Village, Beechwood preserved and returned to its original grandeur the iconic main Latch building and adjacent Terry Cottage. Designed by Stanford White of McKim, Mead & White around the turn of the 20th century, the original 40-room Latch was converted to two townhomes and the Terry Cottage remained a single-family home on its own private acre. New structures sited behind the historic buildings, with exteriors designed by architects James McMullan of Fleetwood & McMullan and Jason Poremba of Jason Thomas Architect, include four villa residences, 13 townhomes each with a one-car garage, and a clubhouse with high-end fitness center and outdoor pool. Prices ranged from $1.8 – $2.6 million for Villa residences and from $3.2 – $4+ million for Townhomes. The restored Terry Cottage sold for $6.5 million.

Bishops Grant | Southampton Village

Built in 2016 and appealing to those who wanted the same quality as Bishops Pond, but in a single-family home, Beechwood acquired a wooded property that was part of the original land grant to the Bishop family in 1678. Designed with architect and Southampton native Jason Poremba of Jason Thomas Architect, four traditional Southampton Village shingle-style homes were tucked into a quiet residential section on North Main Street with private entry named Allen Court. These magnificent homes sold quickly. Featuring seven bedrooms and six-and-one-half bathrooms on one-acre homesites with no details spared, these spacious homes include soaring ceilings, fully finished lower levels, pools, pergolas, balconies, lush landscaping and stunning luxury finishes throughout. Prices started at $4.5 million.

Bishops Pond | Southampton Village

Award-winning Bishops Pond, Beechwood’s first Hamptons development, is located off Magee Street in Southampton Village. It began selling in 2013 and became the fastest-selling luxury lifestyle community in the Hamptons. The National Association of Homebuilders honored Bishops Pond with three awards in 2015 including Best Attached Community of The Year. Long Island Business News awarded Beechwood as Developer of the Year and Bishops Pond as Top Residential Development in 2014. Per Steven Dubb, “Bishops Pond was created with a vision of what today’s second homebuyer values most — quality construction and finishes with first-class amenities for a resort-lifestyle.” The community of 69 luxury Townhomes and Villas surround a sparkling pond. Ten more Townhomes were added as The Enclave at Bishops Pond in 2015. The resort lifestyle includes a private clubhouse with a state-of-the-art fitness center, tennis courts, pool with expansive decking, an outdoor fireplace and concierge services. The shingled-single and multi-level homes include spacious interiors with high-end designer finishes, patios, balconies, and single-car garages. Prices ranged from $800,000 to well over a million dollars for Villa residences and from $2 – $3 million for Townhomes.
