The Beechwood Organization broke ground in early 2022 on four new luxury residential communities in the Charlotte metro area.

By Collin Huguley – Senior Staff Writer, Charlotte Business Journal - Dec 8, 2025

The new Charlotte president previously held leadership positions with Toll Brothers, Broadstreet Homes and Mission Builders.

The Beechwood Organization — also known as Beechwood Homes — has named Michael Emanuel as its Charlotte division president. Emanuel joined Beechwood in 2024 as its vice president of operations for the Carolinas. He had previously held leadership positions with Toll Brothers, Broadstreet Homes and Mission Builders.

Beechwood entered the Carolinas in 2021. That is also the year it filed to rezone the site for its first Charlotte project, which included five upscale townhomes.

“Our commitment to North Carolina is long-term, and we are proud of the five communities we have delivered in just four years,” Steven Dubb, The Beechwood Organization's principal and president, said in a release. "We anticipate maintaining or surpassing that level of growth as we move forward with acquiring new land across the region. We remain focused on delivering high-quality dream homes for discerning buyers and renters in Charlotte’s most sought-after locations and beyond."

In early 2022, Beechwood announced plans to break ground on four Charlotte-area projects totaling over 300 homes. The developer is also currently leading a mixed-use project in Chapel Hill with up to 815 apartments, condominiums and townhomes. Beechwood's for-sale homes in N.C. have prices ranging from the mid $600,000s to over $2 million.

Beechwood came in at No. 36 on the Charlotte Business Journal's most recent list of the market's largest homebuilders. According to CBJ data, Beechwood started 35 new homes in the Charlotte market in 2024.

"We look forward to announcing specific new development projects in early 2026," Dubb said in a release.

A New York homebuilder finds a business-friendly environment after heading south.

Breaking into Chapel Hill proved to Steven Dubb that his family’s Beechwood Homes
made a good decision to branch out to North Carolina after 40 years of building homes in New York.

Beechwood bought 103 acres on the south edge of the Orange County town for $7.25 million in 2021, with plans for a 250-home retirement community. “The town actually said, ‘We need more homes in Chapel Hill,’” Dubb says.

So the company countered with a 600-home proposal, presented at a Town Council meeting. With his father, Michael Dubb, the company founder and CEO, and Beechwood’s top lawyer watching the meeting online, the younger Dubb didn’t know what to expect.

“When the town board came back asking for even more density, I could hear their jaws hit the floor in New York,” he says.

Chapel Hill ended up approving the 815-home South Creek development of condominiums, townhomes and apartments. The first phase of 92 apartments in the $500 million project should open next year, a mile from the UNC Chapel Hill campus.

The process took 18 months, says Dubb. In contrast, Long Island, New York, spent seven years mulling a 700-home Beechwood project, and that was considered  “lightning speed.”

“It was a different world,” he says.

Started in 1985, the company first considered a North Carolina expansion in 2020. “My dad and I were looking at each other and said we’ve got to get a foothold in a more business-friendly state,” he says.

It wasn’t until 2023 that they opened their first two projects, totaling 100 homes, in the affluent Queen City suburbs of Weddington and Marvin in Union County.

Another project underway is a 217-home Catawba County development Lakeside Points on Lake Norman in Sherrills Ford, about 35 miles northwest of Charlotte. Homes mostly range from the mid-$600,000s to $1.4 million. Some of the 46 waterfront properties are priced
at more than $2 million, with buyers attracted by a private marina, clubhouse and swimming pool.

Beechwood has built about 10,000 homes, mostly in New York, with a current pace of 150 to 300 units per year. In 2024, it had about $250 million in revenue, including $90 million from North Carolina.

Beechwood expects further growth in the Triangle and Charlotte areas. “We’re here to stay,” Dubb says. “This isn’t a one-off or a couple of projects, and then we take our ball and
go home.”

Using local contractors and listening has paid off for Beechwood. “I think a lot of nationals come into a market and say, ‘We’ve got a way of doing things, we’ve got a set of houses, you’re going to build our houses, here’s our models,’” says Dubb. “Our approach couldn’t be more opposite to that. We think people in the Charlotte area and Chapel Hill know much better what to build and how to build than we do in New York.

“We’re very conscious of what people think of New Yorkers, so we try to have a very soft touch and hopefully change some minds at least within the company,” he adds.

$500 million mixed-use development in Chapel Hill moving forward

A $500 million mixed-use development in southern Chapel Hill is advancing.

New York-based Beechwood Carolinas will be starting construction this month on its
South Creek development across from Southern Community Park. South Creek will have
up to 815 apartments, condominiums and townhomes in a range of prices. The developer
is specifically targeting helping the town tackle its housing shortage. In addition, there
will be up to 52,000 square feet of commercial space.

A New York developer will soon be starting construction on its $500 million project in Chapel Hill.

Right now, 798 units are planned – 92 are apartments, 100 are townhomes and 606 are
condos. The apartments will be rented at market rate while the townhomes and condos
will range for sale from $300,000 to $1 million.

The first building to be constructed will be the 92-unit apartment building, which will sit
at the entrance to the community along the future extension of Market Street. The
residential building will have 10,000 square feet of ground-floor retail. A 6,000-squarefoot
standalone restaurant will sit next to the apartment building.

After the apartment building is complete, the company will start work on the first condo
building, which will have 68 units.

The apartments and condos will be a mix of one, two and three bedrooms while the
townhomes will be three bedrooms. The apartment building will be six stories, the
condos will be seven stories and the townhomes will be three stories with rooftop
terraces.

There will be two levels of parking in the apartment and condo buildings and the ground
floor of the townhomes will be a garage.

Residents of South Creek will have access to three swimming pools, fitness center, fire
pits, dog park, demonstrating kitchens, podcasting studio, community gathering areas,
amphitheater, stage and more.

The property is just over 120 acres where the development will be on just 40 while the
remaining 80 will be a nature preserve with walking trails. The community and preserve
are split by Obie Creek that cuts through the whole site.

The entire community will take about eight years to full buildout. Steven Dubb,
president and principal of The Beechwood Organization – of which Beechwood Carolinas
is a division – said the development of the land is funded via The Beechwood
Organization while construction of the buildings will be funded through a construction
loan.

This is the developer’s first project in the Triangle as it has spent the past four years
working to identify a new state to expand into. Dubb said that because the company has
spent 40 years in Long Island, New York, building a brand while watching New Yorkers
recently move to the Triangle and Charlotte, it decided to follow suit.

“We thought that maybe our buyers, if they’re looking for a home in the Carolinas, will
recognize Beechwood and feel some comfort with the brand and know the brand –
therefore making our entrance into the area easier,” Dubb said.

Elsewhere in Chapel Hill, the new Rosemary Street parking deck is open, a new Indian
restaurant is planned for Franklin Street and the Durham-Chapel Hill corridor is quickly
growing with development.

Beechwood ranked as top residential builder in the state

Jericho-based Beechwood Organization has been ranked as the top residential builder in New York State for the second straight year.

The company, also known as Beechwood Homes, earned the honor in the 2024 Housing Giants report of the country’s top home builders by Pro Builder magazine.

The annual industry report shows Beechwood as the 2024 leader in the state with 160 homes delivered during 2023 in Nassau, Suffolk and Saratoga counties. The homes were at Country Pointe communities in East Meadow, Plainview and Yaphank; Marina Pointe in East Rockaway; Oneck Landing in Westhampton Beach; and Oak Ridge in Saratoga Springs.

The report also ranks Beechwood number three by revenue in New York and number 11 of 22 builders across the Mid-Atlantic region which includes New York, New Jersey and Pennsylvania.

“It is gratifying to see our standing alongside the nation’s top builders but most of all to see the enjoyment of our buyers and renters as they move into their dream homes,” Michael Dubb, Beechwood founder and CEO, said in a company statement.

So far this year, Beechwood is delivering the final homes in its sold-out 660-home Country Pointe in Plainview community. The company is also delivering homes in Yaphank at its 400-home Country Pointe Meadows; in Westhampton Beach at its 22-single-family home community Country Pointe Estates; and in Saratoga Springs at its new 79 condo Residences at the Adelphi Hotel, and at its 50 single-family home community Oak Ridge.

Besides its for-sale homes, Beechwood continues to lease its apartment properties in Westbury including 237 units at The Selby and 195 units at The Vanderbilt. In Rockaway, the company continues to lease at The Tides apartment buildings that are part of the 2,300-home Beechwood-Benjamin Companies joint venture development Arverne by the Sea.

Beechwood is also partnering with Settlement Housing Fund in New York City where it is constructing two affordable housing developments including 45 units at Weeksville Place in Brooklyn and 71 units at Melrose Concourse in the Bronx.

Outside of New York, Beechwood is delivering homes at three of its exclusive Charlotte, N.C. developments, including the sold-out 35-home Weddington Glen, the 62-home Broadmoor at Marvin, and the 217-home Lakeside Pointe at Lake Norman. The company will also break ground this year at its 815-home mixed-use development called South Creek in Chapel Hill, which will be one of Beechwood’s largest communities.

New vs Used Houses: Your Comprehensive Purchase Guide

"The Magnolia, Weddington Glen, Charlotte, NC, 2024."
"The Magnolia, Weddington Glen, Charlotte, NC, 2024."

Welcome to the dynamic world of real estate, a landscape where the decision to invest in a new home or a used property can profoundly shape your homeownership journey. In this exploration, we navigate the nuanced world of home buying from our perspective at Beechwood Homes, East Coast’s premier home builder and developer of sophisticated lifestyle communities since 1985.

With a remarkable portfolio of over 10,000 homes across 80 communities in New York City, Long Island, Saratoga Springs, and North Carolina, we at Beechwood Homes have not only left an indelible mark on the map but also as a trusted guide in the homebuying process.

There are Substantial Advantages to Buying a New House

As Steven Dubb, principal at The Beechwood Organization, emphasizes, buying a home off floor plans presents substantial advantages, particularly in today's economic climate.

Dubb highlights, "What it allows you to do is to lock in the price of your house," shielding buyers from the unpredictable fluctuations in construction costs.

As Dubb explains, "When you buy pre-construction, you have the opportunity to make all those changes, to build it exactly the way that you want." He adds, "It makes it a little bit easier to sleep at night."

Current Market Trends

Recent trends indicate that new homes are capturing the biggest market share at 30% this year, given market conditions. The unique features and advantages offered by new constructions are a key contributor to this trend.

While the decision is shaped by the unique needs of each homebuyer, these compelling benefits are hard to ignore.

Amid the logistical and financial considerations, there is an often overlooked factor that should not go unaccounted for - the sentimental considerations of starting fresh.

The allure of a brand-new home carries a unique satisfaction, akin to unwrapping a pristine gift. Stepping into a home untouched by previous inhabitants, with the smell of fresh paint and the promise of untouched spaces, can evoke a sense of ownership and a fresh start.

The pristine kitchen of Oak Ridge single-family homes in Saratoga, NY.

This emotional connection to a new home goes beyond the tangible features; it's about embracing a property where every nook and cranny is uniquely yours from the very beginning.

Balancing these aspects with practical considerations will help keep course with the lifestyle you envision for yourself.

The Pros of Buying a New Home

  • Less Buyer Competition - Buyers of new construction homes typically face less competition, especially in markets with low inventory. Unlike resale properties, where multiple offers may be common, new construction buyers often find themselves in the driver's seat, with a higher degree of control over the purchase process.
  • More Resale Value - While the home you buy will no longer be new when you sell it, a five-year-old home is often more desirable than a significantly older property at resale. New communities may also have an unwritten home-value escalation clause, potentially benefiting homeowners concerned about long-term resale value.
  • Modern Floor Plans and Customization - Our new homes are designed to meet contemporary preferences with open floor plans, flexible home offices, large windows, and ample storage. Enjoy opportunities for personalization, allowing you to choose finishes, fixtures, and optional features.
  • Flexibility for Space and Wiring Customization - One of the most appealing aspects for new construction buyers is the opportunity to have everything brand new and tailored to their preferences. Additionally, new homes come equipped with the advanced wiring needed for high-speed electronics, communication systems, and security features.
  • Energy Consumption & “Green” Construction - If energy efficiency and environmental concerns matter to you, newly constructed homes often outshine their resale counterparts. Built to meet or exceed stringent utility standards, these homes offer significant long-term energy savings and improved indoor air quality.
  • Lower Maintenance Costs - Experience reduced maintenance costs with brand-new systems, appliances, roof, and foundation. Most of these components come with builder warranties, providing an extra layer of protection.
  • Warranties and Smart Home Features - Builders typically offer warranties on materials and workmanship, and new homes often incorporate smart features, enhancing convenience and energy efficiency.
  • Potential Long-Term Savings - Benefit from energy-efficient construction leading to lower utility bills over the long term.

The Cons of Buying Used Housing

  • Outdated Floor Plans - Older homes may have outdated floor plans that might not align with contemporary living preferences.
  • Potential Budget for Repairs and Upgrades - The age and condition of the home will necessitate budgeting for significant repairs or upgrades.
  • Less Energy Efficiency - Existing homes may have less energy-efficient appliances and systems, leading to higher utility bills.
  • Limited Personalization Options - Remodeling to change the structure of an existing home can be complicated and expensive compared to the relative ease of personalization in a new home.
  • Outdated Building Codes - Used houses are often far from being up to code, especially when it comes to electrical wiring and Ground-Fault Circuit Interrupter (GFCI) outlets. This could potentially lead to safety hazards, and bring about the necessity for costly upgrades and code compliance works.
  • Risk of Lead-Based Paint - For homes constructed prior to 1978, there is always the potential risk of lead-based paint, which if ingested or inhaled, can lead to serious health issues, particularly in children.
  • Potential Presence of Asbestos - Although not currently banned in the United States, the Environmental Protection Agency (EPA) did prohibit the use of asbestos in some new products post-1989. Therefore, used homes built before 1980 might be more likely to contain asbestos, exposure to which can lead to severe health problems over time.

A Comprehensive Home-Buying Checklist

Navigating the journey of acquiring a home demands attention to detail and careful consideration.

To facilitate a more seamless homebuying experience, there are strategies  to consider as you embark on your quest for the perfect home.

The following steps cover all aspects of buying a property, from inspecting foundational issues and evaluating cost to considerations around your moving in schedule.

  1. Identify issues such as water damage, foundation, mold, roofing, electrical, and plumbing.
  2. Evaluate total costs, including the purchase price, potential repairs, property taxes, HOA fees, and insurance.
  3. Explore safety, amenities, and school quality; talk to neighbors to understand the community.
  4. Research recent sales and historical property values to gauge the potential resale value.
  5. Verify if the seller or previous owners obtained necessary building permits and used licensed contractors for any home renovations or additions. Illegally completed work could lead to future legal and safety issues.
  6. Scrutinize seller disclosures for known issues and past renovations, whether for a new or resale property.
  7. Evaluate the energy efficiency of appliances and systems, considering potential upgrades.
  8. Complete a radon test and a careful check for any signs of current or past termite or rodent infestation. This safeguards residents' health and safety while preventing potential future expenditures.
  9. Check zoning rules for potential modifications or personalization options in both new and resale homes.
  10. Assess the age and condition of major components, considering potential maintenance costs.
  11. Use inspection results for fair pricing based on market trends, applicable to both new and resale properties.
  12. Ensure all legal paperwork, including the title, is in order for a smooth transaction, regardless of property type.
  13. Secure pre-approval and anticipate potential delays in the loan approval process.
  14. Plan for a smooth transition and possession of the property, accounting for any construction or closing timelines for new homes that would affect your moving in schedule.

Beechwood Carolinas Opens Sales Gallery for First Release of New Homes At Flagship Charlotte Community, Lakeside Pointe on Lake Norman

CHARLOTTE, N.C.--(BUSINESS WIRE)--Beechwood Carolinas, a division of The Beechwood Organization – one of the largest privately-owned developers of single-family homes, multi-family homes and luxury lifestyle communities on the East Coast – announces the May 17 opening of its sales gallery for Lakeside Pointe on Lake Norman, its flagship 217-home lifestyle community sited on 83+ acres in one of the most scenic locales of North Carolina, 30 miles from Charlotte in Catawba County’s Sherrills Ford.

“As we continue site development, we are excited to open our sales gallery with the Cottage Collection, our first homes for sale at this beautiful property with incredible natural features.”

Located along a picturesque peninsula with direct access to more than a mile of coveted Lake Norman waterfront, Lakeside Pointe will ultimately offer a range of Inland, Waterview and Waterfront homes; a 5,000-square-foot private clubhouse and private boat slips for residents; 68,000 square feet of retail; and 26 acres of preserved open space for community pleasure.

“There are few waterfront opportunities remaining on Lake Norman, and with events over recent years, people are looking for their own private sanctuary at home, where they can enjoy the outdoors and celebrate nature with family and friends," says Robert Kardos, President, Beechwood Carolinas.

SALES GALLERY OPENS WITH THE COTTAGE COLLECTION

Given the overwhelming interest in this one-of-a-kind lakeside community, and brisk sales at new Beechwood communities in Weddington and Marvin, the Lakeside Pointe sales gallery will be open by appointment offering a limited first release of 10 homes from the Cottage Collection with introductory pricing from the mid $500,000s.

For empty nesters, young professionals and families seeking a first- or second-home, three cottage models, 2,182 to 2,778 square feet, are available. Floorplans range from one-bedroom plus den to four bedrooms with one-and-one-half to four baths, all with a primary suite on the main level. Living space is maximized without compromising design. Airy, open environments allow for freedom of movement, while additional bedroom suites are strategically placed on the second level for discretion and privacy when needed. The result provides the design expected in a custom estate without the large footprint.

SALES SUCCESS AT WEDDINGTON GLEN AND BROADMOOR AT MARVIN COMMUNITIES

Propelled by market demand for its quality and style of new construction homes in prime locations, the launch of Lakeside Pointe at Lake Norman follows Beechwood’s success at Weddington Glen, where 91% or 32 of 35 homes are sold, and Broadmoor at Marvin, where over half or 33 of 62 homes are sold.

At the 35-home Weddington Glen community on 48 acres at Matthews Road in Weddington, the developer’s first community to break ground in 2022, homes are priced from $1.1 million to $1.3 million.

At the 62-home Broadmoor at Marvin community, on 86 acres at Waxhaw-Marvin Road in the heart of Marvin, prices range from $1.2 million to $1.7 million for luxury homes and $1.8 million to $2.5 million for custom homes.

BEECHWOOD’S CAROLINAS VISION

“Our vision is to tailor our signature quality of home styles with local lifestyles. We’ve partnered with local experts in the land planning and design space to ensure our communities in the Carolinas meet the desires and needs of current and future residents,” says Steven Dubb, Principal, The Beechwood Organization.

Beechwood engaged Shook Kelley, a Charlotte-based planning and architectural design firm, on the master plan for Lakeside Pointe to combine its own building, design and land management expertise with local expertise. The company expects to tap more local talent as it creates new jobs that in turn will contribute to the local economy.

“We now look forward to joining the Lake Norman community. Our appreciation for the people and landscapes of the Carolinas continues to grow. We’re just getting started!” added Dubb.

To schedule an appointment with the Lakeside Pointe sales gallery located at 7235 Fighting Creek Road, Sherrills Ford, NC 28673, interested buyers can call 828.554.7378. To stay updated on Lakeside Pointe and its fellow communities, visit beechwoodcarolinas.com.
