Beechwood Homes hires Charlotte division president for expansion

The new Charlotte president previously held leadership positions with Toll Brothers, Broadstreet Homes and Mission Builders.

The Beechwood Organization — also known as Beechwood Homes — has named Michael Emanuel as its Charlotte division president. Emanuel joined Beechwood in 2024 as its vice president of operations for the Carolinas. He had previously held leadership positions with Toll Brothers, Broadstreet Homes and Mission Builders.

Beechwood entered the Carolinas in 2021. That is also the year it filed to rezone the site for its first Charlotte project, which included five upscale townhomes.

“Our commitment to North Carolina is long-term, and we are proud of the five communities we have delivered in just four years,” Steven Dubb, The Beechwood Organization's principal and president, said in a release. "We anticipate maintaining or surpassing that level of growth as we move forward with acquiring new land across the region. We remain focused on delivering high-quality dream homes for discerning buyers and renters in Charlotte’s most sought-after locations and beyond."

In early 2022, Beechwood announced plans to break ground on four Charlotte-area projects totaling over 300 homes. The developer is also currently leading a mixed-use project in Chapel Hill with up to 815 apartments, condominiums and townhomes. Beechwood's for-sale homes in N.C. have prices ranging from the mid $600,000s to over $2 million.

Beechwood came in at No. 36 on the Charlotte Business Journal's most recent list of the market's largest homebuilders. According to CBJ data, Beechwood started 35 new homes in the Charlotte market in 2024.

"We look forward to announcing specific new development projects in early 2026," Dubb said in a release.

A New York homebuilder finds a business-friendly environment after heading south.

Breaking into Chapel Hill proved to Steven Dubb that his family’s Beechwood Homes
made a good decision to branch out to North Carolina after 40 years of building homes in New York.

Beechwood bought 103 acres on the south edge of the Orange County town for $7.25 million in 2021, with plans for a 250-home retirement community. “The town actually said, ‘We need more homes in Chapel Hill,’” Dubb says.

So the company countered with a 600-home proposal, presented at a Town Council meeting. With his father, Michael Dubb, the company founder and CEO, and Beechwood’s top lawyer watching the meeting online, the younger Dubb didn’t know what to expect.

“When the town board came back asking for even more density, I could hear their jaws hit the floor in New York,” he says.

Chapel Hill ended up approving the 815-home South Creek development of condominiums, townhomes and apartments. The first phase of 92 apartments in the $500 million project should open next year, a mile from the UNC Chapel Hill campus.

The process took 18 months, says Dubb. In contrast, Long Island, New York, spent seven years mulling a 700-home Beechwood project, and that was considered  “lightning speed.”

“It was a different world,” he says.

Started in 1985, the company first considered a North Carolina expansion in 2020. “My dad and I were looking at each other and said we’ve got to get a foothold in a more business-friendly state,” he says.

It wasn’t until 2023 that they opened their first two projects, totaling 100 homes, in the affluent Queen City suburbs of Weddington and Marvin in Union County.

Another project underway is a 217-home Catawba County development Lakeside Points on Lake Norman in Sherrills Ford, about 35 miles northwest of Charlotte. Homes mostly range from the mid-$600,000s to $1.4 million. Some of the 46 waterfront properties are priced
at more than $2 million, with buyers attracted by a private marina, clubhouse and swimming pool. 

Beechwood has built about 10,000 homes, mostly in New York, with a current pace of 150 to 300 units per year. In 2024, it had about $250 million in revenue, including $90 million from North Carolina.

Beechwood expects further growth in the Triangle and Charlotte areas. “We’re here to stay,” Dubb says. “This isn’t a one-off or a couple of projects, and then we take our ball and
go home.”

Using local contractors and listening has paid off for Beechwood. “I think a lot of nationals come into a market and say, ‘We’ve got a way of doing things, we’ve got a set of houses, you’re going to build our houses, here’s our models,’” says Dubb. “Our approach couldn’t be more opposite to that. We think people in the Charlotte area and Chapel Hill know much better what to build and how to build than we do in New York.

“We’re very conscious of what people think of New Yorkers, so we try to have a very soft touch and hopefully change some minds at least within the company,” he adds.

$500 million mixed-use development in Chapel Hill moving forward

A $500 million mixed-use development in southern Chapel Hill is advancing.

New York-based Beechwood Carolinas will be starting construction this month on its
South Creek development across from Southern Community Park. South Creek will have
up to 815 apartments, condominiums and townhomes in a range of prices. The developer
is specifically targeting helping the town tackle its housing shortage. In addition, there
will be up to 52,000 square feet of commercial space.

A New York developer will soon be starting construction on its $500 million project in Chapel Hill.

Right now, 798 units are planned – 92 are apartments, 100 are townhomes and 606 are
condos. The apartments will be rented at market rate while the townhomes and condos
will range for sale from $300,000 to $1 million.

The first building to be constructed will be the 92-unit apartment building, which will sit
at the entrance to the community along the future extension of Market Street. The
residential building will have 10,000 square feet of ground-floor retail. A 6,000-squarefoot
standalone restaurant will sit next to the apartment building.

After the apartment building is complete, the company will start work on the first condo
building, which will have 68 units.

The apartments and condos will be a mix of one, two and three bedrooms while the
townhomes will be three bedrooms. The apartment building will be six stories, the
condos will be seven stories and the townhomes will be three stories with rooftop
terraces.

There will be two levels of parking in the apartment and condo buildings and the ground
floor of the townhomes will be a garage.

Residents of South Creek will have access to three swimming pools, fitness center, fire
pits, dog park, demonstrating kitchens, podcasting studio, community gathering areas,
amphitheater, stage and more.

The property is just over 120 acres where the development will be on just 40 while the
remaining 80 will be a nature preserve with walking trails. The community and preserve
are split by Obie Creek that cuts through the whole site.

The entire community will take about eight years to full buildout. Steven Dubb,
president and principal of The Beechwood Organization – of which Beechwood Carolinas
is a division – said the development of the land is funded via The Beechwood
Organization while construction of the buildings will be funded through a construction
loan.

This is the developer’s first project in the Triangle as it has spent the past four years
working to identify a new state to expand into. Dubb said that because the company has
spent 40 years in Long Island, New York, building a brand while watching New Yorkers
recently move to the Triangle and Charlotte, it decided to follow suit.

“We thought that maybe our buyers, if they’re looking for a home in the Carolinas, will
recognize Beechwood and feel some comfort with the brand and know the brand –
therefore making our entrance into the area easier,” Dubb said.

Elsewhere in Chapel Hill, the new Rosemary Street parking deck is open, a new Indian
restaurant is planned for Franklin Street and the Durham-Chapel Hill corridor is quickly
growing with development.

Beechwood ranked as top residential builder in the state 

Jericho-based Beechwood Organization has been ranked as the top residential builder in New York State for the second straight year. 

The company, also known as Beechwood Homes, earned the honor in the 2024 Housing Giants report of the country’s top home builders by Pro Builder magazine. 

The annual industry report shows Beechwood as the 2024 leader in the state with 160 homes delivered during 2023 in Nassau, Suffolk and Saratoga counties. The homes were at Country Pointe communities in East Meadow, Plainview and Yaphank; Marina Pointe in East Rockaway; Oneck Landing in Westhampton Beach; and Oak Ridge in Saratoga Springs. 

The report also ranks Beechwood number three by revenue in New York and number 11 of 22 builders across the Mid-Atlantic region which includes New York, New Jersey and Pennsylvania. 

“It is gratifying to see our standing alongside the nation’s top builders but most of all to see the enjoyment of our buyers and renters as they move into their dream homes,” Michael Dubb, Beechwood founder and CEO, said in a company statement. 

So far this year, Beechwood is delivering the final homes in its sold-out 660-home Country Pointe in Plainview community. The company is also delivering homes in Yaphank at its 400-home Country Pointe Meadows; in Westhampton Beach at its 22-single-family home community Country Pointe Estates; and in Saratoga Springs at its new 79 condo Residences at the Adelphi Hotel, and at its 50 single-family home community Oak Ridge.  

Besides its for-sale homes, Beechwood continues to lease its apartment properties in Westbury including 237 units at The Selby and 195 units at The Vanderbilt. In Rockaway, the company continues to lease at The Tides apartment buildings that are part of the 2,300-home Beechwood-Benjamin Companies joint venture development Arverne by the Sea.  

Beechwood is also partnering with Settlement Housing Fund in New York City where it is constructing two affordable housing developments including 45 units at Weeksville Place in Brooklyn and 71 units at Melrose Concourse in the Bronx. 

Outside of New York, Beechwood is delivering homes at three of its exclusive Charlotte, N.C. developments, including the sold-out 35-home Weddington Glen, the 62-home Broadmoor at Marvin, and the 217-home Lakeside Pointe at Lake Norman. The company will also break ground this year at its 815-home mixed-use development called South Creek in Chapel Hill, which will be one of Beechwood’s largest communities.

Ismael Leyva Architects designs The Selby for The Beechwood Organization

Architect Ismael Leyva, FAIA, has designed the new mixed-use property known as The Selby, located at 695 Merrick Ave. The architecture firm was retained by The Beechwood Organization to design the project. The Selby is open for occupancy according to Steven Dubb, principal, The Beechwood Organization.

The development contains 386,000 s/f of residential space and stands six stories. Included in the design are 237 residences, which include 210 rental apartments and 27 long-term stay hotel suites, a 6,000 s/f restaurant, and retail space. A full complement of amenities for tenants include a library lounge area, a club room with indoor-outdoor bar, children’s playroom, fitness studio, 75 ft. outdoor swimming pool and 200,000 s/f terrace, storage and private parking with electric charging station.

“We are thrilled to have worked with The Beechwood Organization on this exciting development,” said Leyva. “In designing this development, we wanted to create a functional yet modern structure with a design reference to the French chateau facades that you often see in the surrounding fine residential areas of Westbury and this region of Long Island. We designed the modern residences for those who desire to have an array of luxury amenities at their fingertips, but also within a design envelope which is a tribute to the historic charm of Westbury.”

The Selby is located on six acres with views of Eisenhower Park, just steps from the front doors of the residences. The interior design of The Selby is in a Refined Traditional Style. A contemporary design interpretation combined with traditional elements, materials and details, that create a balance between comfort and sophistication from the lobby, library and club room to the grand salon, pool terrace and each residence ranging in size from studio to three bedrooms.

“The building has a majestic feel, with unparalleled amenities in a location which maximizes views of Eisenhower Park. The stately and beautiful design captures much of the architectural vernacular seen across Old Westbury, and is reminiscent of the Gold Coast’s Gilded Age estates, as well as New York City’s grand historic co-ops overlooking Central Park,” said Dubb.

“I am grateful to Steven Dubb and The Beechwood Organization who engaged us to design this iconic new residential structure in the heart of the Long Island Gold Coast. We are thrilled to bring this level of luxury design and amenity to future residents of The Selby,” said Leyva.

The Selby, 695 Merrick Ave., is a 237-unit apartment building overlooking Eisenhower Park with 210 rental apartments, 27 long-stay executive suites and an array of amenity-rich spaces for relaxation, fitness, entertaining and recreation. Among these are a 75-foot outdoor pool and terrace with 20,000 s/f of recreation space, great room with garden views, club room with indoor-outdoor bar, fully equipped fitness studio with yoga room, tranquility spa, library, game room, children’s playroom, business center and private event dining room with prep kitchen. In addition, there is private parking with electric car charging and a 6,000 s/f restaurant is in the works. Vision Required: Buying Straight From Floor Plans Offers Big Benefits

Stand on a dirt lot, and envision your dream home. Picture a finished product with large entertaining spaces for summer get-togethers and brisk autumn nights. Want to be able to use the pool in the late afternoon? Perhaps the lot with the western-facing backyard is better for your build. Don’t like baths? Nix the soaking tub in the primary bath.

It takes some vision and foresight, but there are plenty of benefits to buying a Hamptons home off floor plans — especially in this economic climate.

“What it allows you to do is to lock in the price of your house,” says Steven Dubb, the principal at The Beechwood Organization, a Jericho-based company founded by his father, Michael Dubb, that has built more than 7,500 homes in 60 communities across the New York metro area since 1985.

With several successfully completed projects on the South Fork, including The Latch, recently completed in Southampton, Beechwood’s latest projects are in Westhampton Beach: Country Pointe Estates, a 22-home residential community on Depot Road, and Oneck Landing, a four-parcel Moriches Bay enclave on Fiske Avenue.

“Pre-construction usually has a discount to what a finished house would cost. You take some of the market risks out of the equation when you buy pre-construction, off of floor plans. Construction cost inflation has been about 3% a month since things started coming back after the lockdowns,” Dubb says. “In a price-conscious world that’s one of the biggest benefits of buying off floor plans.”

Buyers also have the opportunity to customize their homes. “If there are things you want to change, rooms you want to add, bathrooms you want to make smaller, ceilings that you want to make higher — you really get to personalize and customize your home as opposed to buying an existing home where you’re stepping into somebody else’s decision,” he says. “When you buy pre-construction, you have the opportunity to make all those changes, to build it exactly the way that you want.”

Another plus, as opposed to building from scratch, is not having to go out and source a team and deal with all the headaches that come with that, from finding tradespeople to overseeing the build.

There is also the benefit of a warranty. “New York State has warranties that are mandated on new construction and most builders, especially Beechwood, exceed those state-mandated warranties. That, of course, is a lot better than stepping into an existing home where problems might be hidden, might not pop up for a couple of months and you’re on the hook for it entirely,” Dubb says. “It makes it a little bit easier to sleep at night.”

Record of Success With Floor Plans

Once Beechwood’s two Westhampton Beach developments are completed, the firm will have created 129 homes on the East End. In 2013, the company designed Bishops Pond, a 69-home luxury condo community in Southampton Village which became the fastest-selling community of its kind in the Hamptons. Two years later, Beechwood sold out 10 townhomes next door, as well as the four estate homes built at Bishops Grant on North Main Street.

The development at The Latch won design awards for its work at the historic main building and adjacent Terry Cottage, originally designed by the noted architect Stanford White of McKim, Mead & White. The 19-condo townhouse community at 101 Hill Street and the single-family home at 109 Hill Street ranged in price from $2.6 million to $7 million. This is Beechwood’s first project in Westhampton Beach.

“I think Westhampton is in the middle of the resurgence,” says Steven Dubb. “It started a couple of years ago and it’s only going to continue to grow because Westhampton: one, it’s really beautiful, and two, it is so much more convenient to get to from parts of Long Island and from New York City.”

For many people who are working hybrid work weeks, and who fell in love with being in the country during COVID, it’s easier to get back and forth to Westhampton from the city; it’s only 75 miles east of Midtown Manhattan, which cuts down on the traffic endured getting to points further east. “And, generally, it’s priced less expensive than other parts of the Hamptons,” he adds.

Vision Required

The Country Pointe Estates are located on the former site of Wholistic Tennis Academy at 44 Depot Road, within walking distance of the Long Island Rail Road Station in Westhampton; it’s just a five-minute drive to Main Street and Dune Road’s beaches. A five-minute drive south is Beechwood’s second development, Oneck Landing, overlooking Moriches Bay at Oneck Lane and Fiske Avenue.

At Country Pointe Estates, the half-acre lots feature homes ranging from 2,700 square feet to 5,900 square feet of living space. Asking prices range from $2.1 million to more than $3.6 million.

The Aberdeen is a new model, just added to the offering at Country Pointe, featuring the same amenities for a buyer who wants to entertain, but with fewer bedrooms than the Atlantic, Beacon and Commodore homes — plus with a better price point.

Floor plans for all four styles show open-concept great rooms and entertainment-ready kitchens, first-floor primary bedrooms and spacious mudrooms — some of the most sought-after features by Hamptons homebuyers. Extensive outdoor living spaces at each home are connected to a pool and a pool house.

Dubb says most buyers desire finished lower levels with space for a pool table, a bar with a “man cave” and a gym.

Prospective buyers are shown floor plans, not just on paper but on a large, interactive screen at Beechwood’s temporary showroom at Country Pointe Estates, where they can swipe through the different exterior and interior designs. (Visitors may even forget they are in a trailer, as it’s stylishly decorated and well-appointed to reflect the houses that will be built!)

Beechwood is using many of the same interior finishes and products that were used at The Latch.

“We’ve got model photography, we have samples of materials, and we’ve got walkthrough videos that we’re able to show prospective purchasers,” he says. “It’s one thing to have words on a page describing a flooring, it’s another to see a photo of it or to be able to pick it up and hold it in your hand.”

Every house at Country Pointe Estates will be unique.

“One of the hardest things about buying off of floor plans is you need to share the vision. You need to be able to use your imagination,” Dubb says.

There is a bit of “self-sorting” that goes on, Dubb says, because people know they are not going to see a finished house before they make the decision.

Some people still struggle to conceptualize it, while others pick it up right away. “We get a lot of buyers who have built houses for themselves or who have been involved in construction or in renovations in their (other) homes,” Dubb says. “Sometimes you can see the wheels turning — sometimes it’s very easy, some people pick it up naturally.”

Getting in Early

Dubb is excited for the model home, which is being framed, to be completed because there is still no substitute for being able to walk through a space. Of course, there is also no guarantee how many homes will be available after the model home is finished, as several lots have already been sold. Its anticipated completion date is early spring of 2023.

Buyers looking for value will jump at the opportunity to buy in this phase. For instance, at Beechwood’s project Weddington Glen in Weddington, North Carolina, a suburb of Charlotte, 50% of the homes available have been sold since Beechwood started selling in March. There is no model home even under construction yet. “It’s entirely off of floor plans and renderings,” Dubb says.

Those buyers will be rewarded in the long run because they got in at the preconstruction prices, and the homes in the community are going to be worth more when construction is complete, Dubb adds.

Just like with Country Pointe Estates in Westhampton Beach and another ongoing project Beechwood has at Oak Ridge in Saratoga, the floor plans and architecture were designed specifically for that location and market.

So what’s the biggest drawback to buying off the floor plan? The lack of immediate gratification, Dubb says, as buyers are purchasing a house not yet built. “If you buy an existing house, you get to move in 30 or 45 or 60 days. That is not the case when you buy pre-construction.”

As for the developer, offering all that customization is a double-edged sword. “We throw ourselves at the feet of our buyers. When we say we offer customization, we mean it.

So that means if somebody decides that they want to put a special kind of tile in their master bathroom, and it’s hard to source, we’ve got to go and figure out how to source it.”

Grappling with the supply-chain issues and labor shortages is a challenge all developers are facing. Dubb reports his industry is starting to see the supply issue normalize. “When we were building The Latch, we were really in the thick of it and we managed to get everybody in for the summer,” he says.

Architect Spotlight: John Oxenfeld with 505 Design

Beechwood Carolinas believes in local talent. That’s why we partnered with Charlotte-based design firm 505 Design and their residential design lead, John Oxenfeld, for our luxury home collection in our Weddington Glen and Broadmoor at Marvin communities.

We sat down with John to get an insight into his design process, his thoughts on the Beechwood Carolinas brand and more.

What would you say is unique about Beechwood Carolina’s style?

John Oxenfeld: A lot of other builders I’ve worked with are based in the southeast and the style and vernacular they use are very rigid. That’s not the case with Beechwood Carolina’s design. I appreciate the work Beechwood has done, especially out in the Hamptons and bringing a little of that Hamptons Influence into the Carolinas has been fun. I think the design is still very appropriate stylistically and you can see some great shingle style homes if you go through Myers Park. So bringing some of that flair and style to their product is what we’re looking to do. I always say that if you put one foot in the future and one foot in the past, you can create something that is very timeless. With Beechwood Carolinas projects if you put one foot in the South and one foot in the Northeast, you can create something that is still appropriate for their audience, but completely unique.

What would you consider to be innovative about Beechwood Carolinas design?

John Oxenfeld: From day one they have been very adamant about not wanting to be a cookie cutter production builder. I think a lot of folks in the production world draw a front elevation and whatever the floor plan is dictates what the rest of the house looks like. Beechwood Carolinas has been very good about caring what 4-sided architecture looks like and really creating a well-crafted home all around and something that is more than just a front elevation.

How do you tie in local architectural elements into your design?

John Oxenfeld: For me it’s exciting to not be doing homes that are just white. We’re trying to incorporate some richer palettes in the Beechwood Carolinas properties. You see that a little more up north. In the south, you see brighter colors, but we’re looking at a wide range of more saturated tones with Beechwood Carolinas.

What drew you to the Beechwood brand and made you want to partner with them?

John Oxenfeld: I had previously worked with a member of the Beechwood team, and he introduced me to Steven (Dubb), who has really impressed me. I think he is just a very kind and thoughtful person who is willing to take the time and spend the money to do things right and treat people well along the way. I always say I would rather work with somebody I would want to have dinner with than just somebody that’s rich. I’ve enjoyed talking with them and Bob (Kardos) and his team have been great to work with.

What is your design process like?

John Oxenfeld: We are very image centric to start the process. We create image boards to look at what else is in the market and also to gain consensus on our direction. Especially with our single-family product line we sit down and look at some styles and thoughts we have. That’s where we begin to blend both north and south stylistically. That’s our step one. From there we look at a floor plan, keeping in mind the flow of the space and how people live. We model up in 3D so we can move around the homes and really get a sense of scale and proportion better than with a front elevation and 2D drawing.

What are some of the thought processes behind the innovation with kitchen and bathroom design in these homes?

John Oxenfeld: It’s just breaking the status quo. People get into the habit of doing the same things just because that’s what they’ve always done. I think other companies will say they want to do luxury products, so they just make it a little bigger and make the finishes a little nicer and charge more money for it. Beechwood Carolinas hasn’t done that. They’ve been really conscious about how their homes can truly be luxurious and different and I think that attention to detail will really differentiate them in the market. Our kitchen layouts and master bath layouts offer something you don’t typically see in the market.

What is about the kitchen and bath layouts that are different?

John Oxenfeld: There are auxiliary kitchens being built in some of the homes, that’s not something you can get with a lot of builders. There are no outlets in the backsplash so you have clean lines throughout the kitchen. We’re doing some wet rooms where you have the oversized shower with the standing tub inside. Some of our bathrooms feature shared showers for his and hers layouts. I think overall it will feel a lot different than what you typically see.

Beechwood Carolinas is just doing something innovative and I can’t wait for everyone to see it.

Spotlight: Security and Smart Home Living

Whether at home or away, today’s options for security and home management mean your home is a safe haven. Top-of-the-line security features and smart home technology are important to the Beechwood Carolinas team, so each home built is designed with those elements in mind. As the home building industry evolves, so do the expectations of buyers, so developers must take that into consideration year-over-year.

Chapel Hill land for 130-acre mixed-use community nets $7.25M from New York developer

Plans for a massive mixed-use development proposed in Chapel Hill appear to be moving ahead after the developers closed on the site this week. The Beechwood Organization of Long Island, New York, has paid $7.25 million for a 130-acre site slated for a mixed-use community called South Creek by Beechwood. The seller, Obey Creek Ventures LLC, shares an address with Chapel Hill developer East West Partners and is managed by East West Partners founder and President Roger Perry, according to state records.
Designs are still being finalized, but the project is expected to feature a mix of mid-rise condominium buildings, townhouse and duplexes, with some designated for senior living and workforce housing. The project will also feature a retail component.

Beechwood hopes to complete the rezoning process by next year and to start construction soon after that. The company hopes to open its first homes by 2024. “We are delighted to officially join the Chapel Hill community. We look forward to continuing our thoughtful discussion with the Town of Chapel Hill, and collaborating with all of our stakeholders, on the shape of our proposed new mixed-use development,” said Robert Kardos, regional president for the Carolinas with The Beechwood Organization.
The project is situated along Highway 501 across from Southern Village, south of downtown Chapel Hill.
The company recently launched its presence in North Carolina with an office in Charlotte and brought on Kardos, a 35-year North Carolina real estate veteran. He said the company is working extensively with the town and local groups to shape the plans for the project.
“We’re still in the collaborating process,” Kardos said. “We’ve had a number of meetings with staff and planners and other civic organizations. The past several months we’ve been collecting the feedback with the intent to use it.”
Among the changes groups have requested, and Beechwood is looking to implement, include the inclusion of workforce housing with rents below the market rate.

Kardos said pricing for market rate units will likely start in the $400,000s and go up to the $800,000s or higher, depending on the market.
The retail component is currently slated to feature a collection of boutique shops, restaurants and services. The community will also be highly amenitized with a network of walking trails throughout and extensive open space.
“Our goal is to provide the greater Chapel Hill community with a development that speaks to its residential and commercial real estate needs in a way that encompasses our shared values: sustainability, stewardship, environmentalism, inclusiveness and responsible growth,” Kardos said. “Over the coming months, we will consult with local groups and individuals to understand their hopes and wishes for South Creek.”

Architecture firm 505Design is the designer on the project.
South Creek is Beechwood’s first foray into the Triangle market, and Kardos said it’s the company’s only project currently in the works in the region.

New York Developer, The Beechwood Organization, Eyes Chapel Hill for 128-Acre Mixed-Use Community

A New York-based developer is making its entrance into the Triangle with a big mixed-use development in Chapel Hill.

Earlier this month, The Beechwood Organization out of Long Island began talks with the Town of Chapel Hill for a project called South Creek. The development calls for hundreds of new units geared toward senior living and workforce housing, plus retail and plenty of open space.

The project is situated on around 128 acres across from Southern Village off of Highway 501 south of downtown Chapel Hill. Beechwood presented its initial plans for the project to the Town Council's Committee on Economic Sustainability earlier this month.

The company recently launched its presence in North Carolina with an office in Charlotte. Beechwood brought on 35-year North Carolina real estate veteran Robert Kardos as regional president of the Carolinas.

“Throughout my career, I have had the opportunity to work with many homebuyers across the Carolinas, and I look forward to introducing Beechwood’s unique housing product to my community,” Kardos said in a statement. “These two rezoning proposals aim to enhance the quality of life for both existing residents and those looking to relocate, and I am excited to get started.”

As currently envisioned, Beechwood plans around 350 units, largely for residents 55 and older as well as workforce housing. Plans also call for retail space and around 85 acres for a nature preserve complete with walking trails and other natural amenities. The units would include a mix of townhomes, condos and duplexes

Plans are subject to change during the design and approval process.

Before submitting any rezoning requests, Kardos said, the company plans to work extensively with the town and community stakeholders to bring a proposal that best aligns with the communities vision for the area.

“It is our first in the Triangle. That's why we are reaching out to the community to navigate those waters,” Kardos said. “We don’t want to come in with a preconceived notion of what the product mix or design should be. We want to get feedback from the local leaders and groups.”

He said the company would like to file a rezoning request for the property this fall, but that will depend on how comfortable they are that the plan lines up with the community’s vision.

Beechwood currently plans for all the units to be for-sale and is targeting the “missing middle” price range, with around half of the units starting below $500,000, Kardos said.

Pricing estimates have been difficult for builders during the past year as construction costs continue to skyrocket and fierce competition for homes has seen buyers going well above asking price.

The Chapel Hill project is one of two Beechwood has in the works in North Carolina, with the other, called Ferncliff, proposed in Charlotte earlier this year.

The company is partnering with architects 505Design on both projects.

Beechwood's entry into North Carolina comes as demand for housing across the state continues to climb.

“Our homebuyers may be buying their first family home or moving up to a luxury estate, empty nesters looking to ‘rightsize’ or urban dwellers who value easy access to transportation and services,” said Steven Dubb, principal, The Beechwood Organization.

“The Carolinas provides these buyers with the seasonal temperatures and a location not too far from home, while our range of housing types provides the lifestyle and function needed to enjoy everyday life.”

The Beechwood Organization is increasing its footprint to the Carolinas, starting with new residential proposals in Charlotte and Chapel Hill.

The two current residential development proposals from Beechwood include South Creek in Chapel Hill and Ferncliff in the Cotswold area of Charlotte.
